Turnkey new builds in Cancún: design, permits, foundation, structure and finishes under one contract, one site manager and one fixed price.
Recrea has been building houses in Puerto Cancún, the Hotel Zone, the Supermanzanas and Costa Mujeres since 2008 — 196+ completed projects across the Riviera Maya. Our architecture, electrical, carpentry and ironwork crews are in-house, so your build does not depend on subcontractors who appear and vanish.
Real budgets for a completed build, excluding land and furniture. The range depends on the finish level: economy, mid or premium (chukum, hardwood, designer kitchen, infinity pool).

This is how we run every new build, with the timings we actually see in Cancún:
Land use, legal status, utilities and cenote or cavern risk. Before you buy, if you have not bought yet.
1–2 weeks
Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.
10–16 weeks
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.
1–2 weeks
Total: 8 to 14 months of construction plus 2–4 months of design and permits.
In Benito Juárez the building licence goes through Urban Development with a DRO-endorsed project. Puerto Cancún and the Hotel Zone add FONATUR sign-off and, on the beachfront, a ZOFEMAT concession; gated developments add a design committee. A hotel brings hotel-use zoning, the operating licence, Civil Protection, a CFE electrical project sized to occupancy and tourism registration. First step, always: confirm the municipality and the land use of the lot before buying.
Limestone with fill areas and a high water table near the Nichupté lagoon. The soil study sets the foundation type and the damp-proofing strategy; on lots near the lagoon, reinforced waterproofing and anti-corrosion protection of the rebar are mandatory.
Cancún plays on two boards: villas and residences in Puerto Cancún, the Hotel Zone and Costa Mujeres, and city hospitality — business, airport, short stays — that runs all year without depending on the beach season. It is the region’s best cost per key thanks to supplier proximity, and the place where checking jurisdiction and land use before buying matters most: FONATUR and ZOFEMAT change the whole file.
