Municipal zoning verification and land use authorization. Required before any construction begins.

Construction License
Official construction permit from the municipality. Includes DRO (Director Responsable de Obra) sign-off.
Timeline: 4–8 weeks · Cost: $1,500–$4,000 USD
Environmental Impact
MIA (Manifestación de Impacto Ambiental) for lots in ecological zones or near mangroves.
Timeline: 8–16 weeks · Cost: $3,000–$8,000 USD
CONAGUA Water Permit
Required for wells, cenote proximity, or water discharge. We handle the entire federal process.
Timeline: 6–12 weeks · Cost: $2,000–$5,000 USD
CFE Electrical Connection
Grid connection application, meter installation, and temporary construction power.
Timeline: 2–6 weeks · Cost: $300–$1,000 USD
Habitability Certificate
Final municipal inspection certifying the building meets code. Required for occupancy and utilities.

Fideicomiso for Foreigners
Foreigners cannot directly own property within 50 km of the coast in Mexico. The fideicomiso (bank trust) gives you full ownership rights — buy, sell, renovate, rent, inherit. We coordinate the entire process:

- SRE (Foreign Affairs) permit
- Notary coordination
- Title search & due diligence
- RFC (tax ID) registration
- Annual trust renewal management

Insurance & Warranties
All-Risk Construction Insurance
Covers structural damage, natural disasters, theft, and accidents during construction. Required by our contracts.
Liability Insurance
Third-party liability coverage protecting you from claims by workers or neighbors during the build.
1-Year Structural Warranty
We guarantee all structural work for 12 months after handover. Defects are repaired at our cost.
Systems Warranty
6-month warranty on electrical, plumbing, waterproofing, and finishes. Manufacturer warranties on equipment.
