Why bathrooms on this coast need a different spec
Water here is hard and full of calcium, the air carries salt, and the walls are concrete block that soaks up moisture. That is why cheap fittings scale up in months, grout turns black and paint blisters above the shower. We specify fittings with ceramic cartridges, epoxy or high-performance grout in the wet zone, anti-fungal paint and a proper exhaust duct, and we install a water softener or filter when the house does not have one. The result is a bathroom that still looks new after five rental seasons.
How the work runs, step by step
- Visit and design: measurements, layout options and a materials board; 3D views for full remodels.
- Demolition of tile, fixtures and screeds, with debris taken away the same day.
- Rough-in: new supply and drain lines, electrical points, pressure test.
- Waterproofing and screed with correct falls to the drain, then a 24-hour flood test.
- Finishes: tile, glass, vanity, fittings, silicone and final clean, with a written warranty.
