Cancún's best residential addresses are mostly built: Isla Dorada and its canal lots, the lagoon homes of the Hotel Zone, the gated communities of Lagos del Sol, Residencial Cumbres and Villa Magna, and the newer towers and villas of Puerto Cancún and Playa Mujeres. Many houses from the 1990s and 2000s sit on lots that cannot be bought new today. We renovate them to the standard of a new build.
Canal-front houses with docks, seawalls and lagoon exposure; structure and waterproofing first.
Gated-community homes from the 2000s: new layouts, kitchens, baths and A/C, under HOA rules.
Lagoon-view houses and condos on Kukulcán with salt-damaged balconies and old aluminium windows.
Penthouse and villa upgrades in a community with strict design and works regulations.
Beach and golf villas in the Isla Mujeres municipality, often bought from developers and personalised.
Replacement of original windows with hurricane-rated systems sized to Cancún's wind exposure.
Cancún homes built before the 2010s were rarely designed for today’s glazing and corrosion standards. On the lagoon and canals we see seawall cracks, dock corrosion and humidity in ground floors; in Hotel Zone residences, spalled balconies and failing windows on the seaward side; in inland communities, undersized electrical services and A/C that cannot cope with August. A survey before purchase puts a price on all of it.
Lagos del Sol, Residencial Cumbres, Puerto Cancún and Isla Dorada each have their own works regulations: hours, facade changes, materials and deposits. Structural changes and extensions need a Benito Juárez construction licence with DRO; Playa Mujeres files with Isla Mujeres. We handle the HOA approval and the municipal file together.
