Residencial Cumbres is a large-scale development, and that scale is precisely what shapes a private build inside it. This is not a loose urban lot: there is estate administration, internal rules, and permanent coexistence with other building sites and with residents already in place.

What to settle before starting:

  • The current rules in writing: heights, setbacks, permitted facade finishes, boundary wall treatment and garage criteria.
  • Working hours and shutdowns on public holidays and in peak season, which over a year remove effective weeks.
  • Worker registration and access control, and the daily time that consumes.
  • The construction bond and a condition survey of roads and pavements before starting, so it comes back at completion.

None of this is an obstacle, but leaving it out of the budget turns a fixed-price contract into an argument.

Ground, services and the contract that suits

Ground and foundations. Being inland, the terrain is more competent limestone with a deeper water table than the coastal strip: conventional foundations, no dewatering during the pour. The trade-off is that compact rock may call for a hydraulic breaker when excavating the pool and cistern, which shows up in the earthworks.

Services. As an established development, CFE and water connections are in the street and drainage is municipal. That avoids the two items that most inflate costs on the periphery: line extension and a private treatment plant.

Contract. With fewer unknowns underground and services resolved, this kind of lot suits a fixed-price contract with a detailed schedule of works. We still recommend retaining 5 to 10 percent as a warranty fund for six to twelve months after handover: it is the mechanism that works on its own, without argument, if a defect appears.
