What to Know Before Building in Cancún

  • Municipality of Benito Juárez. Land use, licence, alignment and a Director Responsable de Obra. On a serviced residential lot it is one of the most predictable processes in the state.
  • Hotel Zone and Isla Dorada. FONATUR and the federal maritime zone apply there — establish where your property actually ends and what concession exists before you buy.
  • Design committees. Puerto Cancún, Lagos del Sol, Villa Magna, Aqua and Residencial Cumbres review height, materials, colour and boundary walls, and require registered workers, restricted hours and a bond. Submit at concept stage.
  • Soil study. The karst can give excellent bearing and a cavity two metres away; probes go across the actual footprint.
  • Marine specification inland too. Salt aerosol reaches several kilometres — fixings and condenser coils last far longer in 316 and marine-grade coatings.
  • Glazing. Laminated or impact-rated on exposed elevations: it cuts the cooling load that dominates the CFE bill and keeps the envelope closed in hurricane season.
