Smart Home Automation for Villas and Penthouses in Cancún

We design automation into the build, not onto it: lighting, climate, motorised shades, security, audio-video, networking and remote management for owners who are not here. And we build it for the Cancún coast, where salt, humidity, power cuts and hurricane season break systems that work fine elsewhere.

Smart home in Cancún 2026: essentials package for rentals (smart locks, cameras, mesh Wi-Fi, A/C control, leak sensors) $120,000–$300,000 MXN; full villa automation $350,000–$1.2M MXN; integrated luxury systems with whole-house AV and storm-mode shutters $1.2M–$3M+ MXN.

What We Automate

Lighting & Scenes

Dimmable circuits, scenes for evening, pool and arrival, and astronomical clocks for the garden and facade.

Climate & Humidity

A/C by zone and schedule, plus humidity control when the house is empty, the cheapest way to stop mould on the coast.

Security & Access

Cameras, alarm, gate and door access, and leak and flood sensors with automatic water shut-off.

Remote Management

Guest codes per booking, noise and occupancy sensors, energy monitoring and alerts on your phone wherever you live.

Networking

Structured cabling, a proper rack, Wi-Fi mesh in every room and on the terrace, and failover internet for outages.

Power Resilience

Surge protection, UPS for network and security, generator or battery integration and automatic recovery after cuts.

Built for the coast, not the catalogue

Most smart-home failures we are called to fix in Cancún are environmental, not technical:

  • Salt air corrodes outdoor cameras, sensors and motor housings within a few seasons. We specify IP66 enclosures, marine-grade fixings and positions out of direct spray.
  • Humidity in a closed house grows mould in weeks. Automation that runs dehumidification and ventilation when nobody is home protects the finishes and the furniture.
  • Power cuts and surges from the grid reset or damage equipment. Surge protection at the panel, UPS on the network and security, and systems that come back up on their own are standard in our designs.
  • Hurricane season means motorised shutters with a storm mode, remote monitoring of the house, and a water shut-off valve that closes when a leak sensor fires.

Plan it before the walls close

Automation is cheapest at the drawing stage: conduit, cable runs, panel space, a ventilated rack location, ceiling speakers and shade pockets cost little when they are designed into the structure. Retrofitting the same system into a finished villa typically costs 30–50% more and forces wireless compromises. We design it alongside the electrical project and the A/C, so a villa we build or fit out is automation-ready even if you install the system later.

We prefer open, well-supported platforms over proprietary lock-in, document every circuit and device, and hand over all administrator credentials. Your property manager, or the next owner, should be able to maintain it without us.

Frequently Asked Questions

In 2026, an essentials package for a rental (smart locks, cameras, mesh Wi-Fi, A/C control, leak sensors) costs about $120,000–$300,000 MXN; full villa automation $350,000–$1.2M MXN; integrated luxury systems with whole-house AV $1.2M–$3M+.

Yes, but it usually costs 30–50% more than designing it into the build and relies more on wireless devices. During a renovation or fit-out we can run new cabling while walls and ceilings are open.

We design for it: surge protection at the panel, UPS for network and security, automatic recovery after outages, optional generator or battery integration, and remote alerts so you know the state of the house during a storm.

Very. Guest codes per booking, noise and occupancy sensors, remote A/C control and leak shut-off cut operating costs and protect the property between stays.

We choose by project and prefer open, well-supported platforms over proprietary lock-in. Everything is documented and you receive all administrator credentials.
