Malecón Tajamar is mostly condo towers and new residences, so renovation here usually means apartments and penthouses: personalising developer finishes, upgrading kitchens and bathrooms and fixing what the first years of use revealed.

Every job runs under the condo’s regulations: works hours, lift bookings, debris removal and insurance. We submit the scope to the administration, protect common areas and keep neighbours informed.
Owners replace standard kitchens and bathrooms, add built-in joinery, upgrade lighting and automation and change floors. We check slab loads and plumbing routes before moving wet areas.
Lagoon-facing terraces and rooftop pools are where leaks start. We lift tiles, renew waterproofing and drainage and set finishes with the right falls, so water stays outside.
Renovating an apartment or penthouse in Malecón Tajamar runs at MXN 8,500 to 17,000 per m² renovated (roughly USD 460 – 925/m²). Terrace waterproofing and rooftop pool repairs are priced separately.
A typical unit takes six weeks to four months. The administration’s approval comes first; interior works rarely need a municipal licence unless structure or façade changes.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.

Usually only the administration’s approval for interior works. Structural or façade changes also need a Benito Juárez licence.
Usually because of failed waterproofing under the tiles or poor falls to the drains. The fix is to lift, re-waterproof and re-lay, not to seal the joints.
