How a tower fit-out differs from a house

Developers in Cancún deliver at three levels: obra gris (bare shell with rough-in installations), semi-finished (floors and bathrooms, no kitchen or closets) and finished (builder-grade finishes that most premium buyers replace or upgrade). Each tower also has its own works regulations, and they shape the project as much as the design:

  • Building approval first. The administration approves the drawings, especially anything touching risers, the facade, terrace waterproofing or A/C condenser positions.
  • Hours, freight elevator and deposits. Noisy work on weekdays only, booked elevator slots, protection of common areas, and a works deposit plus contractor insurance.
  • Acoustic underlay under hard floors is required by many towers, and it changes floor build-up heights at doors and terraces.
  • Shared installations. Plumbing and electrical connect to the building’s risers and meters, so changes are coordinated with the developer’s engineers.

Inspect before you sign the handover

Once the handover record (acta de entrega-recepción) is signed, defects become an argument instead of a warranty claim. Before signing we check terrace and shower waterproofing with flood tests, falls to drains, window and sliding-door seals, the electrical panel and circuits, plumbing pressure, A/C rough-ins and tile hollowness, and give you a written, photographed list for the developer. If you are abroad, we do it on your behalf and send the report the same day.

Order long-lead items — stone, carpentry, A/C, imported furniture — during the developer’s final months, and the unit starts earning weeks earlier.
