Where these figures come from

They are our own construction costs across the corridor, updated for 2026, expressed per built square metre and grouped by town and zone. They are not asking prices for land or property — those move for reasons that have nothing to do with what a house costs to build. Where a zone carries a premium here, it reflects real construction factors: access, logistics, development regulations, and ground conditions.

Why one zone costs more than its neighbour

Island locations add roughly 15% for sea freight, lead times and crew accommodation. Gated developments add design review, restricted hours and access control. Areas near protected zones add environmental requirements that show up in drainage and wastewater rather than in finishes. And limestone with cavities or old fill adds foundation cost that has nothing to do with the postcode and everything to do with the specific lot.

How to use the map before you buy land

Take the band for the zone, apply it to the area you want, then add the items that never appear in a per-square-metre figure: project fees at 4% to 8%, permits and DRO, the soils study, connections, furniture and the pool. That total, not the construction line, is what should be compared against the price of a finished property in the same zone.
