Why this tier needs a different builder

A $3M villa is not a large $500k house. The structure is often post-tensioned slabs, long cantilevers and wide openings; the envelope is impact-rated glazing in sizes that are made to order and shipped; the installations include standby power, water treatment, central plant cooling and integrated automation. Finishes are imported, cut and installed by specialists. Every one of those has a lead time, a tolerance and a sequence, and coordination is most of the job.

The owners at this level tell us the same three things: they want transparency on cost, a single accountable counterpart who answers their architect in English, and no surprises from Mexican permitting. That is how we have organised the service.

Permits and constraints we handle before design is frozen

  • Federal maritime zone (ZOFEMAT) concessions and setbacks on beachfront, and the lagoon federal zone on Nichupté and canal lots.
  • Environmental impact (MIA) where the site or size requires it, mangrove and dune protection, and turtle-nesting rules for lighting.
  • Design-committee review in Mayakoba, Puerto Cancún, Playa Mujeres, Puerto Aventuras and similar master plans.
  • Municipal licence and DRO in Benito Juárez, Isla Mujeres, Solidaridad, Tulum or Puerto Morelos, which have different rules and timelines.
  • Wind and coastal engineering: hurricane-region wind design signed by a structural engineer, marine concrete specification and finished floor levels set against storm surge.

Timeline

Typical programme for a 600–1,000 m² villa: 2–3 months of site due diligence and concept, 4–8 months of design development, engineering and permits (longer with a MIA or ZOFEMAT file), and 16–24 months of construction. Long-lead packages — glazing, stone, elevators, generators, automation — are procured during design so they arrive when the structure is ready for them.
