Design for the person you will be in twenty years
Single-level living, or at minimum a ground-floor bedroom and full bathroom. Doorways at 90 cm clear. A shower without a step, with space to turn. No isolated single steps anywhere, indoors or at the entrance. Corridors wide enough for a walker. And a lift shaft left as a closet if the house has two levels — building the shaft costs little now and retrofitting one means cutting slabs later.
What matters more than the layout: running costs and heat
A retirement budget is fixed, and the electricity bill here is not. Orientation, cross ventilation, solar control glazing, insulation and correctly sized air conditioning decide whether the house costs a modest amount to keep comfortable or a punishing one. Solar panels change that arithmetic further. These are construction decisions, and they cannot be added afterwards for the same money.
Practical questions to settle before building
Distance to a hospital you would actually use, and to an international airport for family visits. Whether the community has year-round residents or empties in low season. Health cover decided in advance. And who maintains the property if you travel for months — in this climate an unattended house degrades quickly.
