Prefabricated membrane (APP/SBS): $350–$600/m². Liquid-applied polyurethane: $250–$500/m². Double-layer system (membrane + liquid): $500–$900/m². A 150m² roof: $52,000–$135,000 MXN. We recommend double-layer for maximum protection. 10-year warranty.

Single-layer membrane: every 5–7 years. Double-layer system: 8–12 years. Liquid-applied alone: 3–5 years. UV exposure and thermal cycling are the main degradation factors. Annual inspection extends membrane life. Ponding water (from clogged drains) is the #1 cause of premature failure.

1) Insufficient slope — water pools on flat areas. 2) Clogged drains — tropical debris blocks drainage. 3) Membrane puncture — from foot traffic, furniture, antenna mounts. 4) Failed flashings — where roof meets walls or penetrations. 5) Age — UV degrades membrane. All preventable with proper design and maintenance.

Excellent in the Riviera Maya. Benefits: reduces interior temp by 5–8°C, manages rainwater, SEMA likes them. Cost: $2,000–$4,000/m² including drainage layer, waterproofing (MUST be double-layer), growing medium, and native plants. Structural: adds 100–150 kg/m² — verify slab capacity.
