Most lots need: jungle clearing (if applicable), topographic survey, soil/rock study, excavation of limestone, leveling and grading, drainage planning. Flat lots (most of PDC) need less prep. Tulum jungle lots and any sloped coastal lots need significant preparation.
Jungle clearing: $15,000–$60,000 MXN depending on lot size and vegetation density. In Tulum: SEMA permit required BEFORE any clearing — removal of protected species results in fines up to $500,000 MXN. We do a tree inventory first and get SEMA approval for which trees can be removed.
On flat PDC lots: usually not needed. On sloped lots, beach properties, or lots with elevation changes: yes. Retaining wall costs: concrete block ($2,500–$5,000/m²), reinforced concrete ($4,000–$8,000/m²), gabion (wire + rock: $2,000–$4,000/m²), natural stone ($5,000–$10,000/m²).
Limestone is both helpful and problematic: it drains well vertically but creates channels that can undermine foundations. Proper drainage design includes: French drains around foundation, surface grading away from building, catch basins at low points, and connection to street drainage or absorption wells.
Simple flat lot: 1–2 weeks. Jungle lot with SEMA: 2–4 months (mostly permit waiting). Rocky lot requiring extensive excavation: 2–4 weeks. Sloped lot with retaining walls: 3–6 weeks. We start site prep while permits are in progress to save time.
