Road Construction in the Riviera Maya: From Jungle Track to Finished Road

A road on this coast is built on limestone, sascab and sometimes caverns, under tropical downpours and 40 °C on the asphalt. We build private roads, subdivision streets, hotel and resort access roads, logistics yards and rural tracks as one package: survey, earthworks, base layers, pavement, drainage, kerbs and signage, with every layer measured and tested.

A Recrea Construction project
2026 prices: unpaved road with compacted sascab and crushed-stone wearing course $280–$520 MXN/m²; complete asphalt road (earthworks, sub-base, base, prime coat, 5 cm hot mix) $750–$1,250 MXN/m²; concrete road 15–20 cm $1,000–$1,600 MXN/m²; kerbs $380–$650 MXN/linear m. Clearing permits and major rock excavation are priced separately.

What We Build

Private & Access Roads

Access roads to villas, hotels, ranches and resorts, including long runs through jungle with passing places and turning areas.

Subdivision Streets

Streets for gated communities and lot developments with kerbs, sidewalks, storm drainage and conduits for services.

Industrial Yards & Logistics

Heavy-duty pavements for warehouses, depots, truck manoeuvring areas and loading docks.

Survey & Pavement Design

Topography, geotechnical study and pavement design for the real traffic, from cars to 40-tonne trucks.

Drainage & Infiltration

Crossfall, gutters, kerb inlets and infiltration wells, since most of the region has no storm sewer.

Signage & Safety

Line marking, traffic signs, speed humps, reflective studs and street lighting conduits.

Why roads fail here, and how we build them to last

Most broken roads in Quintana Roo fail for the same three reasons: water getting into a poorly compacted base, thin layers that were paid for but never placed, and hidden voids in the karst that open under traffic. We start with topography and a soil study, probe for cavities where the geology suggests them, design the layers for the expected axle loads and build them in lifts compacted to 95–100% Proctor. An accredited lab tests each layer before the next one goes on, and you get the reports.

Layer by layer: what a proper road contains

  • Clearing and stripping of vegetation and organic soil, with the forestry land-use permit where the site requires it.
  • Subgrade levelled, rock broken where needed and compacted.
  • Sub-base and base of selected sascab and crushed limestone, 15–20 cm each, compacted and tested.
  • Surface: prime coat plus hot-mix asphalt, hydraulic concrete, pavers or a stabilised gravel wearing course, depending on use and budget.
  • Edges and water: kerbs, shoulders, gutters and infiltration wells so storms drain in minutes, not days.

Frequently Asked Questions

In 2026 a complete asphalt road for light traffic costs about $750–$1,250 MXN/m² including earthworks, sub-base, base, prime coat and 5 cm of hot mix. A compacted sascab road without asphalt costs $280–$520 MXN/m², and a concrete road $1,000–$1,600 MXN/m².

Asphalt is cheaper to build and quick to repair; concrete costs more upfront but lasts longer under heavy trucks and standing water. On long private roads we often use asphalt on the run and concrete at junctions, slopes and turning areas.

Usually yes. Clearing jungle may require a forestry land-use change authorisation and an environmental impact statement, and connections to a public road need municipal or SCT approval. We map the permits during the design stage.

After permits, a 1 km private road typically takes 6–12 weeks depending on rock, drainage and the rainy season. We phase the work so access is kept open.
