Design first: spaces, flow and water
Municipal rules set how many spaces a hotel, shop or clinic needs, their size and how many must be accessible. Good design goes further: one-way aisles that avoid jams at check-in, delivery routes that do not cross pedestrians, and levels that send water to inlets rather than to the entrance. We draw the layout, check it against the regulations and the vehicle turning paths, and only then build it.
Where parking lots go wrong
- Ponding because grades were never surveyed; water softens the base and potholes follow.
- One pavement everywhere: thin asphalt at the entrance where trucks and bins turn breaks first.
- No conduits: adding lighting, cameras or EV chargers later means cutting the new pavement.
- Cheap paint that fades in one season of sun and rain.
