A parking lot in Tulum is the first thing guests and customers see; we design and build it with the right pavement per zone, drainage, accessible bays and clear markings. Tulum is building fast: access roads and streets for new subdivisions in Region 15 and La Veleta, private roads to jungle villas and eco-hotels, car parks near the new airport and the Tren Maya station, and many sascab tracks waiting to be paved.
Grades, kerb inlets, trench drains and infiltration wells sized for tropical downpours.
Conduits and bases for lighting, CCTV, EV chargers and solar canopies built in from day one.
Space count, aisles, turning radii, accessible bays, loading zones and pedestrian routes to municipal parking rules.
There is almost no storm sewer, so water must be infiltrated on site; permeable paving, swales and infiltration wells are the usual design, always located away from cenotes and septic or treatment systems. Grades, inlets and infiltration are designed for these conditions so storms drain in minutes.
Rainy-season downpours from June to October stop earthworks for days; the busiest tourist months from December to April slow deliveries on the federal highway, so heavy works are best planned for May and November. We phase the works around this pattern so the business keeps operating.
Tulum’s urban development plan sets minimum absorption areas on each lot, so hard paving is limited and permeable solutions are often required; clearing jungle needs SEMARNAT authorisation, and near the National Park extra environmental review applies.
Plots sit on thin soil over porous limestone with caves and cenotes nearby, so cavity checks matter more here than anywhere else on the coast; the beach road zone is sand over rock with a high water table.
