The Riviera Maya subsoil is karst limestone rock — with cavities, cenotes, sascab (soft rock) and bearing capacity that varies greatly from lot to lot. That’s why the foundation here can’t be copied from another project: it requires a soil-mechanics study and a specific structural calculation. On firm rock, footings and tie beams suffice; on sascab, fill or near cavities, a mat foundation spreads the load. A poorly designed foundation causes cracks and settling years later. We work with certified concrete, reinforcing steel and DRO-signed drawings.
