Solar makes unusually good sense on this coast: roughly 5.5–6 peak sun hours a day year-round, an air-conditioning load that peaks exactly when the sun is strongest, and a utility tariff structure that punishes high consumption hard enough to make self-generation compelling. The complication is that the payback depends far more on which CFE tariff you are on than on the price of the panels.

Below: system sizing against real consumption, installed 2026 costs in Playa del Carmen, how net metering (medición neta) actually settles, the DAC tariff trap that transforms the economics, and the mounting and corrosion detail that decides whether the array is still on the roof after a Category 3.

Sizing and Installed Cost — 2026

Size the system to your consumption history, not to your roof. Pull twelve months of CFE bills, work in kWh per two-month billing period, and design for the annual total — a system that overproduces in a net-metering scheme mostly gives energy away.

SystemTypical monthly outputInstalled cost (MXN)Installed cost (USD)
3 kWp (small house, no AC or minimal)~380–450 kWh$75,000–$110,000$4,200–$6,100
5 kWp (typical 2–3 bed with AC)~620–750 kWh$115,000–$165,000$6,400–$9,200
8 kWp (villa, pool, several AC units)~1,000–1,200 kWh$175,000–$250,000$9,700–$13,900
12 kWp (large villa or small rental complex)~1,500–1,800 kWh$250,000–$370,000$13,900–$20,600
Battery storage, per 10 kWh usable$90,000–$180,000$5,000–$10,000

Prices assume quality tier-1 panels, a named-brand inverter with a real local warranty channel, and proper structural mounting. Systems quoted 30–40% below these numbers usually cut the mounting, the inverter brand, or the paperwork — and the mounting is the one that matters most here.

Net Metering and the DAC Tariff

CFE's medición neta scheme runs a bidirectional meter: energy you export is credited against energy you import, and the credit carries forward for up to twelve months. What you settle is the net. That makes solar a consumption-offset play rather than a sell-to-the-grid business, and it means the value of each kWh you produce equals the price of the kWh you would otherwise have bought.

Which brings us to the tariff that determines everything. Residential tariff 1A/1B/1C is subsidised in blocks. Exceed the high-consumption threshold on a rolling basis and CFE reclassifies you as DAC (Doméstica de Alto Consumo) — the subsidy disappears and the per-kWh price rises steeply. In a house with several air conditioners and a pool pump, DAC is easy to reach.

So the honest first question is not "how many panels" but "what tariff am I on and how close am I to DAC". Bring twelve months of bills to the conversation and the answer is arithmetic.

Mounting, Corrosion and Hurricanes

Every wet season tests the mounting, and roughly once a decade a major hurricane tests it properly. What we specify:

One planning note for new builds: decide about solar before the roof slab is poured. Conduit routes, inverter position, a dedicated panel way and the anchor positions all cost almost nothing at that stage, and each of them costs real money to retrofit. If you are not installing now but might later, at least leave the conduit and the panel space — we do this by default on the houses we build.

Frequently Asked Questions

A 5 kWp system suited to a typical two-to-three bedroom house with air conditioning runs $115,000–$165,000 MXN installed ($6,400–$9,200 USD). An 8 kWp villa system with a pool is $175,000–$250,000. Battery storage adds roughly $90,000–$180,000 per 10 kWh usable. Prices assume tier-1 panels, a named-brand inverter and engineered mounting.

Five to eight years on a subsidised residential tariff, three to five years if your consumption has pushed you onto the DAC high-consumption tariff, and four to six years on a commercial tariff. The tariff matters far more than the equipment price, so start by reviewing twelve months of CFE bills.

A bidirectional meter credits the energy you export against the energy you import, with credits carrying forward for up to twelve months, and you settle the net. It is a consumption-offset arrangement rather than a sell-to-the-grid one, so oversizing the system mostly donates energy. Size to your annual consumption.

Properly engineered ones generally do. That means anchors into the structural slab with sealed, detailed penetrations, anodised aluminium rails, 316 stainless fixings, panels set back from roof edges where uplift is highest, and rail spans taken from the manufacturer's high-wind tables. Ballasted frames sitting loose on a flat roof are the ones that leave.

Install later if you like, but do the preparation during construction: conduit routes, inverter position, a dedicated panel way and anchor positions. Those cost almost nothing before the slab is poured and a great deal afterwards. We leave new houses solar-ready by default.
