Electrical Installation for New Homes: Riviera Maya Complete Guide

Electrical work is where an imported mental model causes the most trouble on a build here. Mexican residential supply is 127 V single phase, the governing standard is NOM-001-SEDE, and the utility — CFE — has its own sequence and its own timing that has nothing to do with your contractor's programme. Get the connection application moving late and you will finish a house that cannot be energised.
This is the practical version: what a compliant installation includes, how the CFE connection actually works and what it costs, where 220 V circuits have to be planned, and the coastal details — corrosion, lightning, and long absences — that decide whether the installation is still sound at year ten.
What a Compliant Installation Includes
NOM-001-SEDE is the Mexican electrical installations standard, and a residential installation that satisfies it looks broadly like this. It is also what a Unidad de Verificación checks when a verification is required.
- Load calculation and circuit schedule before any conduit is run — sized for real appliance load, air conditioning per room, pool equipment and water pumps.
- Dedicated circuits for each air conditioner, the pool pump, the water pump and pressure system, the kitchen counter outlets, and any 220 V appliance.
- GFCI protection (interruptor de falla a tierra) on bathrooms, kitchen counters, exterior outlets and everything within reach of the pool.
- A real grounding system — ground rod or rods into the limestone with a measured resistance, bonded to the panel, plus equipotential bonding of the pool structure, ladders and metalwork.
- Conduit throughout — PVC conduit cast in slabs and walls, not cable buried directly in plaster. It is the standard here and it is what lets a circuit be repulled later instead of re-chased.
- Panel sized with spare ways — leave 25–30% spare. Solar, an EV charger or a second air conditioner will happen.
The grounding item is the one most often skimped. On limestone, achieving a low resistance can require multiple rods, a deeper rod, or chemical treatment of the electrode pit — and it is the protection that everything else depends on.
The CFE Connection: Sequence, Cost, Timing
The utility connection runs in parallel with construction and is the item most likely to delay handover. The sequence:
- Temporary construction supply (or a generator) for the build itself.
- Application for definitive service with the property documents, the address, and the load you are requesting. Requesting the right load matters: too low and you are back for an upgrade, too high and you may trigger a different tariff and metering arrangement.
- Verification of the internal installation where required, by an approved Unidad de Verificación, producing the certificate CFE expects.
- Utility works — transformer, service drop or underground run, meter base. If the lot needs a new transformer or poles, this is where cost and time expand.
- Meter installation and energisation.

Coastal Details, 220 V, and Houses That Sit Empty
Three local realities shape the specification beyond the standard:
- Corrosion. Within sight of the sea, exterior enclosures, covers, fixings and luminaire bodies need to be marine-rated — stainless or properly rated polymer, gasketed, with drip loops. Standard outdoor fittings from a general supplier rust through in a couple of years, and the failure is usually water in an enclosure, not the fitting itself.
- Lightning and surge. The peninsula has a high lightning density in the wet season, and CFE supply quality varies. Fit whole-house surge protection at the panel plus point-of-use protection for AV, computers and pool controls. It is a cheap insurance line against the most common appliance loss here.
- 220 V by design. Imported ranges, some ovens, US dryers and most EV chargers need 220 V. That is two legs of the 127 V service, planned at rough-in, with the right conductor size to the appliance location. Retrofitting it into a finished wall is disruptive and avoidable.
- Absent-owner circuits. For a house closed for months: a small always-on circuit for security, a dehumidifier and the pool controller, separated from everything else so the rest of the house can be isolated. Add remote monitoring of the pool pump — the most expensive failure during an absence is a pump running dry or a pool going green.
