A second storey is the standard answer to a narrow lot, an expensive location, or a brief that wants bedrooms upstairs and living space opening to a garden. It is also the point at which a house stops being a simple structure: the foundations carry more, the stair eats floor area on both levels, the services get longer, and the municipal limits that were comfortable on one level start to bite.

This covers when going up genuinely beats spreading out, what the municipal numbers permit, the real cost premium per square metre, and the planning decisions — stair position, services, roof terrace, future second storey — that make the difference between a good two-storey house and an awkward one.

When Up Beats Out

Going up is the right decision in specific circumstances rather than by default:

Reasons to stay single-storey: an ageing-in-place brief, a wide lot with generous COS, a budget where the premium below would eat the pool, or a lot whose height limit makes a second storey awkwardly compressed. On a retirement house we usually argue for one level plus a roof terrace reached by a comfortable stair, rather than living spread over two floors.

The Municipal Numbers and the Structural Premium

Check three limits before designing. CUS caps total built area across all floors, so a second storey is only available if the CUS allows more than the ground floor already uses. Height and storey limits vary by zone and are strict in some — Tulum's are deliberately restrained, and gated communities often impose tighter rules than the municipality through their design committees. And in some coastal and hotel-zone classifications the storey count is capped outright.

The construction premium. A two-storey house costs more per square metre than a single-storey house of the same total area, and the difference is not trivial:

Against that premium, you are buying garden, pool and view that a single-storey house on the same lot could not have. On a small lot that trade is usually clearly worth it; on a large one it usually is not.

Planning a Two-Storey House Properly

The decisions that separate a comfortable two-storey house from a cramped one:

On building the second storey later: it is possible, and it has to be designed in. That means foundations and columns sized for the future load, starter bars left at the columns, the stair position reserved, and the services and electrical capacity provided. Doing that during the first phase adds a modest amount to the structure; adding a storey to a house that was not designed for one means strengthening foundations and columns from below, which is disruptive, expensive, and occasionally not viable at all.

Water through the intermediate slab — from an upstairs bathroom or from a terrace built over living space — appearing as a stain in a finished ceiling. It is a waterproofing and detailing failure, it is expensive to trace and repair, and it is entirely preventable at construction. Stacking the wet areas vertically also reduces the risk.
