  • Hurricane protection: glazing, closures and a season protocol

Construction Process Step by Step

This is how we run every new build, with the timings we actually see in Tulum:

1. Lot review

Land use, legal status, utilities and cenote or cavern risk. Before you buy, if you have not bought yet.

1–2 weeks

2. Concept and budget

Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.

2–3 weeks

3. Construction documents

Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.

4–6 weeks

4. Permits and licences

Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.

4–20 weeks

5. Foundation

Soil mechanics, rock excavation, footings or mat foundation and under-slab services.

3–5 weeks

6. Shell and structure

Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.

10–16 weeks

7. Services and finishes

Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.

12–20 weeks

8. Turnkey handover

Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.

1–2 weeks

Total: 8 to 14 months of construction plus 3–5 months of design and permits.

Permits and Building Rules in Tulum

In Tulum the environmental axis leads: most projects need SEMA authorisation (with an MIA where there is clearing or proximity to cenotes or mangrove), on top of land use and the municipal licence with a DRO. A hotel adds hotel-use zoning, the operating licence, Civil Protection, CFE capacity and tourism registration; if there is a beach club or a restaurant open to the public, health and occupancy requirements too. Budget 3 to 5 months of permits and start the process with the concept design.

The lot: what decides your foundation

Fractured limestone with frequent cenotes and caverns, especially in Región 15 and La Veleta. A geophysical survey is not optional here: finding a cavern under the footprint after the foundation has started costs weeks of delay and hundreds of thousands of pesos.

Tulum is the highest-yield rental market and also the most demanding: eco-chic villas in Aldea Zamá or La Veleta and small boutique hotels of 8 to 20 keys, where the concept weighs as much as the construction. The environmental calendar rules here: with SEMA involved, the design is drawn compliant from the start and the process runs in parallel. The finish standard — chukum, hardwood, bioclimatic design — is part of the product, not an extra.

What works in this area

Tulum has the sharpest seasonality on the corridor: December to April carries most of the revenue and summer drops hard. Supply grew faster than demand, so a realistic annual occupancy for a well-run property is 45 to 60 percent. What holds the rate is design and outdoor space, not location on its own.

Ground, water and the file

The water table sits at intermediate depth: conventional foundations work, but pool and cistern excavation is best scheduled outside the rainy season.

The competent municipality is Tulum, and the environmental file falls to SEMA, SEMARNAT en la franja costera.

What decides this particular plot: la SEMA estatal marca el calendario; el expediente ambiental es la regla, no la excepción.

Access, services and materials

Access: federal 307 y vialidades internas.

Low salt exposure. 316 stainless can be reserved for genuinely exposed work with 304 used indoors, which saves noticeably on metalwork and steel joinery without shortening service life.

There is no design committee: the municipal licence is essentially the whole procedure, which shortens the calendar and makes this kind of lot a good candidate for a fixed-price contract, with fewer unknowns underground.

Half our clients do. Bilingual fixed-price contract, milestone payments and a weekly photo and video report of real progress on your house.

From $70,000 to $200,000 USD per key. Tulum is the most expensive on the coast because of environmental rules, logistics and the finish standard — and it also commands the highest nightly rate.

3 to 5 months if the file goes in properly prepared. That is why we design to the rules from the concept stage and start the process in parallel, not once the design is closed.
