Rooms are counted by the management plan

The Yum Balam management plan and the municipal programme cap height and room density, so the key count is fixed by the lot before the architect sketches anything. We run that number first, then design the common areas, staff spaces and back-of-house around it instead of fighting for keys the file will not grant.

Water and power decide the guest experience

Island water is scarce and expensive, power has a history of cuts, and the island cannot absorb more septic tanks. A Holbox hotel needs its own treatment plant, generous storage, a backup generator sized for cold rooms and pumps, and ideally solar. Guests never see these systems; they notice immediately when one fails.

Build in the low season, open for the high one

Barges, crews and deliveries slow down in the windy months, and the island fills up from December. We plan the structure for the drier months, consolidate barge loads for each phase and leave fit-out and the opening checks for the last weeks, so the hotel opens into the season rather than in the middle of it.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

Can a hotel on Holbox run on solar power?

Partly, and it is worth it: solar with storage covers lighting, pumps and a share of the air conditioning, with the grid and a generator as backup. Full autonomy is possible for small properties but needs a large battery bank and roof area.
