What a Boutique Hotel Costs to Build in the Cancún Hotel Zone

Construction Process Step by Step
This is how we run every new build, with the timings we actually see in the Cancún Hotel Zone:

2. Concept and budget
Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.

3. Construction documents
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
4. Permits and licences
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
5. Foundation
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.

6. Shell and structure
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.

7. Services and finishes
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.

8. Turnkey handover

Permits and Building Rules in the Cancún Hotel Zone
FONATUR land with urban-image and density review, the Benito Juárez licence with a DRO and a ZOFEMAT concession on beach lots. For reconversion and renovation of existing properties, add the condominium or operator by-laws, the access and working-hour windows imposed by tourist traffic and, if the use is lodging, the operating licence, Civil Protection, occupancy-based electrical capacity and tourism registration.
The lot: what decides your foundation
Limestone with fill areas and a high water table near the Nichupté lagoon. The soil study sets the foundation type and the damp-proofing strategy; on lots near the lagoon, reinforced waterproofing and anti-corrosion protection of the rebar are mandatory.
Here it is worth saying what few people say: the Hotel Zone is essentially built out, and the land still available is scarce, expensive and held by large operators. What does happen every day — and where we come in — is reconversion and full renovation of existing properties, beachfront penthouses and residences, and boutique projects on the few remaining lots. FONATUR land, ZOFEMAT on the beach and restricted access and working-hour windows because of tourist traffic.
