Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.
10–16 weeks
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.
1–2 weeks
Total: 8 to 14 months of construction plus 3–5 months of design and permits.
Building licence in Benito Juárez with a DRO-endorsed project, FONATUR sign-off because of the land’s origin and, on canal- or sea-facing lots, a ZOFEMAT concession. On top of that, the development’s rules and its design committee. For lodging: land use with the right designation — only on lots that allow it — the operating licence, Civil Protection, occupancy-based electrical capacity and tourism registration.
Limestone with fill areas and a high water table near the Nichupté lagoon. The soil study sets the foundation type and the damp-proofing strategy; on lots near the lagoon, reinforced waterproofing and anti-corrosion protection of the rebar are mandatory.
Puerto Cancún combines a marina, a golf course and gated phases minutes from the airport: for a villa it is Cancún’s most solid residential product, and for lodging the working format is serviced residences or condo-hotel where land use allows it. Everything passes two filters: FONATUR, because of the land’s origin, and the development’s own rules. Facing the canal or the sea adds ZOFEMAT and a full anti-corrosion spec.
