Puerto Cancún is a master-planned district with a marina, a mall, offices and towers, between the Hotel Zone and downtown. Commercial work here means offices, clinics, showrooms, restaurants and retail inside a development that controls design closely and expects corporate-grade delivery.

Every unit answers to the development’s design guidelines on façades, signage, materials and terraces. We prepare the submission to the master developer together with the Benito Juárez licence, so approvals come back in the same window rather than one after the other.
Offices, medical consultancies, banks and showrooms need raised floors or ceiling voids for services, efficient air conditioning, data cabling and acoustic separation. We deliver them with drawings and documentation ready for the tenant’s own technical team and for future maintenance.
Much of the district sits on fill next to the marina and the lagoon, with a high water table. For new structures we work from a soil study and deep foundations; for fit-outs, we check how the building handles water before finishing ground floors.
Commercial fit-out in Puerto Cancún runs at MXN 12,000 to 28,000 per m², depending on use and finish; restaurants and medical units sit at the top. A new commercial building starts at MXN 18,000 per m², with deep foundations as a separate line.
A 150–400 m² fit-out takes three to five months. Add four to eight weeks for the master developer’s review and the municipal licence, plus Protección Civil and COFEPRIS where they apply.
We cover the full cycle: land-use and feasibility checks, executive and services design, licence filing with the responsible engineer, civil works, electrical, plumbing, air conditioning, extraction, voice and data, finishes, fixed furniture and signage. Handover comes with as-built drawings, calculation records and the files Protección Civil asks for.
Where the use handles food, we resolve the grease trap, extraction and washing at design stage rather than as a late adjustment: it is the item that causes the most retrofits and the most expensive to correct once the unit is finished.
A line-item budget with quantities and unit rates, changes signed before execution and payments against verified progress. The programme is organised by work fronts so services, finishes and equipment do not obstruct each other, and the opening date is set once the critical filings are resolved, not when the contract is signed.
Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. Most of our clients live outside Mexico and run the business remotely: the system is built for that.
