Commercial life in Mahahual follows the cruise calendar: on ship days the malecón fills with thousands of visitors, on other days it belongs to divers and residents. A shop or restaurant here must work on both kinds of day.

Kitchens, toilets and seating are sized for ship days, while energy and staffing must make sense on quiet ones. We design flexible layouts — indoor space that can close off, a terrace that carries the peak — and specify equipment that can run part-load efficiently.
Away from the centre, a restaurant needs its own water storage, grease trap, treatment plant and backup power for refrigeration. Even in the centre, cuts happen, and a cold room that warms up on a ship day is a direct loss. We budget these systems from the start.
Many commercial lots face the beach. The first 20 metres are federal maritime zone: with a concession you can place furniture, shade and light structures there, but the building and the kitchen sit behind the line. Hurricane-rated construction and quick-closing shutters are part of the specification.
Commercial shell: MXN 11,000 to 18,000 per m². Fit-out by use: MXN 9,500 to 22,000 per m², with water storage, grease trap and backup power as standard line items. Freight from Chetumal is reasonable; the marine specification is what pushes the figures up.
A 100–250 m² fit-out takes four to six months. Add six to ten weeks for the municipal licence, plus the ZOFEMAT concession where the unit uses the beach, Protección Civil and COFEPRIS for food.
We cover the full cycle: land-use and feasibility checks, executive and services design, licence filing with the responsible engineer, civil works, electrical, plumbing, air conditioning, extraction, voice and data, finishes, fixed furniture and signage. It can be, but plan for both rhythms: ship days are intense and short, and quiet days need a local and overnight-guest market. Layout and equipment should make sense on both.
On the beach itself you need a ZOFEMAT concession, which allows furniture and light structures. Kitchens, toilets and closed spaces go on private land behind the federal zone, with their own water and treatment systems.
Yes, where the use and Protección Civil allow it. We define an operable core — access, washrooms, emergency exits and the services on that front — and execute the rest afterwards at hours that do not interfere. It has to be planned from the design stage; improvising it mid-build is expensive.
Depending on the use: land-use certificate, municipal construction licence, Protección Civil sign-off for occupancy and exits, the COFEPRIS operating notice where food is handled, and contracts or load increases with CFE and the water operator. We handle them inside the same contract.
