Mahahual is a fishing village turned cruise port on the Costa Maya, with Banco Chinchorro offshore and mangrove at its back. Building here means building on a narrow coastal strip, with limited networks and the full force of the Caribbean.

The town sits on a strip of sand between the sea and a band of mangrove. The beachfront is federal maritime zone (ZOFEMAT) and the mangrove is protected by NOM-022, so the buildable area of many lots is smaller than the deed suggests. We survey the lot and both boundaries before drawing anything.
Outside the town centre, municipal water and drainage are limited, and power cuts are not rare. A sensible Mahahual house includes a cistern sized for several days, a treatment plant, solar with storage for essential loads and, ideally, rainwater capture. We budget these from the start instead of discovering them at the end.
Hurricane Dean made landfall near Mahahual in 2007 as a category 5 storm. Since then, designs here take wind and storm surge seriously: raised ground floor, reinforced concrete structure, tied slabs, protected openings and 316 stainless for anything exposed. The salt reaches everything on this strip.
The range here is MXN 16,000 to 29,000 per m² (roughly USD 880 – 1,600/m²). Materials come mostly from Chetumal, about two hours away, which keeps freight reasonable, but the off-grid systems and the marine-exposure specification add a full step over an inland house.
A typical programme is eleven to fifteen months for 150–300 m², including the federal maritime zone and mangrove reviews where they apply. We avoid concrete pours and roof work in the peak of the hurricane season whenever the programme allows.
We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.
The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.
Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.
If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.

In the town centre, yes, with frequent cuts. Further along the coast it is limited or absent, so houses rely on cisterns, solar with batteries and their own treatment plant. We design them as part of the project.
