Costa Mujeres is the mainland part of the Isla Mujeres municipality, just north of Cancún: a strip of new resorts and master-planned residential developments growing faster than almost anywhere in the state.

Two sets of rules: the development’s and the municipality’s

Most lots here are inside a master-planned development with its own architectural guidelines: heights, setbacks, materials, colours and sometimes approved contractors. Those rules sit on top of the Isla Mujeres municipal licence, which is processed on the continental side. We read the development’s regulations before design and submit to its committee in parallel with the municipality.

Dune in front, mangrove behind

The coast here is a sand dune backed by mangrove and the Chacmuchuch lagoon system. Beachfront lots carry the federal maritime zone; inland lots can touch NOM-022 mangrove protection. The water table is high, so foundations, pools and cisterns are designed for it rather than discovered during excavation.

Close to Cancún, which helps

Costa Mujeres is twenty to thirty minutes from Cancún, its suppliers and the international airport. That makes logistics straightforward compared with the islands or the south, and it is one reason this is a sensible place to build if you want the Caribbean without island freight.

Realistic budget and programme in Costa Mujeres

The range here is MXN 17,000 to 31,000 per m² (roughly USD 930 – 1,700/m²). Freight is low, but the development guidelines usually require a higher finish level, and full marine exposure means 316 stainless, coastal-grade window systems and careful waterproofing.

A typical programme is ten to fourteen months for 200–400 m². The development’s design review adds four to eight weeks at the start; it runs in parallel with the municipal licence, so the total impact on the programme is limited when both are filed together.

What we deliver: design, licence and construction in one contract

We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.

The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.

How it works when the client does not live in Mexico

Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.

If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.

Frequently asked questions

Do I need the developer’s approval to build my house?

In most Costa Mujeres developments, yes: an architectural review committee must approve the project against its guidelines before work starts, in addition to the municipal licence. We prepare both files together.

Is Costa Mujeres part of Cancún?

No. It belongs to the municipality of Isla Mujeres, on its continental side, so the licence is processed there and not with Benito Juárez (Cancún), even though Cancún is only a short drive away.

Do you work on a fixed budget or on a cost-plus basis?

A line-item budget with unit rates and a contracted amount. Any change is priced and signed before it is executed, and payments go against verified progress on site rather than against calendar dates.

What warranty do you give on the finished house?

One year on services and finishes and five years on structure and waterproofing, delivered with as-built drawings, technical datasheets and manuals for the installed equipment.
