Zazil-Ha and Coco Beach are Playa del Carmen’s front-row neighbourhoods inside the city: sea views, walking distance to Quinta Avenida, managed condominiums and federal frontage on the beach. Luxury here is a penthouse, a beachfront residence or a villa on one of the few remaining lots.

Beachfront lots carry the federal maritime zone and the turtle-season lighting rules that apply on this coast. We draw the ZOFEMAT line first, design terraces and pools behind it and specify exterior lighting that is shielded and warm from May to November.
Many buildings here are managed condominiums with their own regulations on renovation, works hours, façades and shared systems. For a penthouse or unit remodel we work within the condominium’s rules and coordinate structure and services with the administration.
Salt reaches every façade on the front row. We use 316 stainless, coastal-grade window systems, sealed condensers, concrete cover above the minimum and a maintenance plan, because a sea-view residence loses value fast if its fittings corrode.

Zazil-Ha and Coco Beach sit with the city front row: severe salt, a high water table and federal frontage. Penthouse remodels and new beachfront residences both reach the upper bands; renovation of existing units is the first row of the table.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
