Design, licensing and construction of high-end villas, with remote control for the owner.
The Ruta de los Cenotes runs inland from Puerto Morelos towards Leona Vicario, through jungle dotted with cenotes, eco-parks and large rural plots. A luxury villa here is a jungle retreat on karst with voids, where ground-penetrating radar and zero discharge are the price of living next to a cenote.

The karst here is full of voids and connected caverns. We survey the footprint with ground-penetrating radar and a soil study before designing foundations, and move the house rather than bridge a cavity when the scan finds one.
Cenotes are windows onto the aquifer that supplies the whole region. A treatment plant with zero discharge to the ground, careful storage of fuels and chemicals and runoff that never reaches a cenote are written into the design and the environmental file.
Plots are large and often reached by dirt tracks off the Leona Vicario road. We budget access works, plan deliveries in the dry season and design self-sufficient systems where the grid does not reach.
| Project type | MXN/m² | USD/m² |
|---|---|---|
| Full renovation | $10,000–$17,000 | $545–$925 |
| New high-end villa | $22,000–$32,000 | $1,200–$1,745 |
| Ultra-luxury, front row | $32,000–$43,000+ | $1,745–$2,345+ |
The Ruta de los Cenotes sits in the eco-inland band: low salt, karst with voids and federal environmental scrutiny near cenotes. Radar surveys, treatment and access works are part of the figure.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
Cenote system: ground-penetrating radar before foundations and zero tolerance on discharge.

Because the karst hides voids and caverns. The radar shows them before foundations are designed, so the house can be placed on sound rock.
Within the environmental rules, yes, but with setbacks, zero discharge and controlled runoff. The cenote is part of the aquifer and must stay clean.
