An established community: buy, then build

Residencial Cumbres is one of Cancún’s long-established gated communities, with mature trees, larger lots than newer subdivisions and a mix of houses from the 1990s onward. Buyers often choose it for the location and the lot, then plan to change the house. Three common projects:

  • Second-storey addition on a single-storey house. The existing foundations and columns were rarely designed for it; a structural assessment decides between reinforcement and a separate structure.
