A gated island in the Nichupté lagoon

Isla Dorada is a small private island inside the Hotel Zone, reached over a single guarded bridge, with large lots facing the Nichupté lagoon and most houses dating from the 1990s and 2000s. That history produces a specific set of costs.

  • Existing structures. Thirty years of lagoon humidity and salt air mean chloride-induced corrosion at slab edges, columns and balconies. A condition survey with opening-up costs $50,000–$160,000 MXN and tells you whether the shell is worth keeping.
  • Lagoon federal zone. The strip along the water is federal; docks, seawalls and boathouses need their own environmental and concession paperwork, separate from the house licence. Mangrove fringes are protected and cannot be cleared.
  • One way in. Every truck, concrete pump and crane crosses the same bridge under the association’s rules. Large pours need scheduling with security, and oversized deliveries may need off-hours windows.

The licence comes from the municipality of Benito Juárez, with the island association’s approval first. Its rules on height, setbacks, worker access and hours apply to remodels as much as to new builds.

  • 316 stainless for exterior fixings and railings, marine-grade coatings and condensers with coastal protection.
  • Waterproofed foundations and a membrane under the slab: the water table here is the lagoon itself.

Expect 3–5 months for survey, design and approvals and 10–16 months for a full rebuild; deep remodels run 6–10 months. Many owners are abroad during the work, so the contract should have a fixed price against a line-item budget, milestone payments and weekly dated photo and video reports.
