Isla Dorada does not allow hotels, but it is one of Cancún’s strongest addresses for high-end rental villas: private island, lagoon sunsets and a dock at the door. Building one means a villa that works for guests and for the association at the same time.

What the association allows

The island is residential only. Short-term rental of a single-family villa is a matter for the association’s rules, so we check them before design and plan the villa as one home with guest-friendly features, not as a disguised hotel.

Guest wings and owner’s lock-off

Rental villas work best with bedroom suites of equal standard, a lockable owner’s storage and a staff entrance. We plan service routes, laundry and storage so a housekeeping team can turn the villa over in a few hours.

Built to survive rotation

Guests are harder on a house than owners. We specify robust finishes, marine-grade hardware, easily replaced fittings and monitored systems — water leak sensors, remote access and energy metering — that the manager can check from the mainland.

A rental villa on Isla Dorada runs at MXN 22,000 to 40,000 per built m² (roughly USD 1,200 – 2,180/m²). Piles, waterproofing against the lagoon and the dock add to a standard premium villa.

A four to six bedroom villa takes thirteen to eighteen months, after the soil study, the association’s review and the Benito Juárez licence.

How we run a villa at this level

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
