Mahahual lives on two clocks: cruise days, when thousands of passengers walk the malecón for a few hours, and the overnight guests who come for the reef and the quiet. A small hotel here is built for the second group and survives the first.

Most hotel lots sit on the strip between the federal beach zone and the protected mangrove, so the real footprint is what lies between those two lines. We survey both before design, keep the building back from the dune and use the ZOFEMAT strip only for what a concession allows: loungers, not rooms.
Away from the centre, a hotel needs its own cistern, treatment plant, solar with storage and a generator. We size them for full occupancy in August, not for an average day, because a guest without water or air conditioning writes the review that decides the next season.
Hurricane Dean came ashore here as a category 5 in 2007. Rooms on a raised ground floor, a reinforced concrete structure, shutters or impact glazing and 316 stainless on every exposed fitting are the baseline, together with an operations plan for securing the property when a storm is forecast.

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

No. The first 20 metres from the high-tide line are federal maritime zone; with a concession you can use them for loungers or a deck, not for rooms. Rooms go behind that line and in front of the protected mangrove.
