Steel frame, industrial slab and the full permit file with a single contractor.
In Mahahual, storage means cold rooms for fish and restaurants, supply for the cruise port and the hotels, yards for building materials and space for boats. A small warehouse here has to keep the cold chain running and survive the salt.

Fishing cooperatives, restaurants and hotels depend on cold storage, and power cuts are common. We design insulated cold rooms with a generator on automatic transfer, alarms and remote monitoring, and place the condensing units where they can be protected from salt and storms.
Everything arrives along the road from the junction with highway 307, so warehouses do best on that access, outside the town centre and away from the beach strip. We check lot access for trucks, the yard for manoeuvring and the drainage of a site that floods in heavy rain.
Mahahual is open coast, and Hurricane Dean showed what wind does to light roofs. We specify hot-dip galvanised or painted steel, coastal-grade sheeting and fixings, ventilated ridges and wind-rated doors, and design the roof for uplift rather than for the weight of the sheeting.
Steel-frame warehouse with an industrial slab: MXN 8,500 to 14,500 per m². Freight from Chetumal is moderate; the corrosion protection, cold rooms and backup power push a project towards the top.
A 400–1,200 m² warehouse takes six to nine months. The municipal file runs two to four months, including Protección Civil; the CFE connection or the off-grid power system is planned from the start.
We cover the soil mechanics study, architectural and structural design, an industrial slab calculated against the real racking layout, roof and envelope, electrical installation with back-up, plumbing, fire protection, offices, manoeuvring yard and site works. We file land use, licence and Protección Civil sign-off with the responsible engineer, and manage the load increase with CFE.
The budget comes out as line items with quantities and unit rates; every change is priced and signed before execution and payments go against verified progress. We hand over as-built drawings, structural and slab calculation records, and equipment manuals.
Not the square metres: the slab loading, the clear structural span, the usable height and the yard. A larger span saves columns and improves operations but makes the structure more expensive; a badly sized slab forces demolition with racking installed. So we start from the operating layout — racking, forklifts, truck flow — and size from there, not the other way round.
Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. We work with operators and investors who do not live in the area and need to follow the works remotely.
A narrow strip between reef and mangrove: federal beach zone in front, protected wetland behind and limited services in between.

Mostly cold storage for fishing and food service, supply storage for hotels and the cruise port, and secure yards for building materials. Reliable cold chain matters more than floor area.
By designing frame, purlins and fixings for uplift, using coastal-grade sheeting and detailing edges and ridges carefully. Wind-rated doors matter as much as the roof.
The one that allows the operation with the fewest columns within budget. In a warehouse with selective racking, spans of twenty to thirty metres are usually the balance point; beyond that, steel grows faster than the operational benefit. It is decided with the layout in hand, not from a catalogue.
Yes, and we budget them as their own line items because they weigh. Pavement with a thickness for tractor-trailers, storm drainage, lighting, a gatehouse, fencing and access are real costs that sometimes approach thirty per cent of the total and are forgotten in quick quotations.
