Steel frame, industrial slab and the full permit file with a single contractor.
In Puerto Aventuras storage is not resolved inside the development but on its edge: service stores, marine maintenance workshops and depots for hotels and condominiums, all conditioned by controlled access and the internal rulebook.

There is no demand here for a distribution warehouse, but for organised space for what the destination consumes: replacement furniture, linen, spares, pool and landscaping supplies, marine equipment and a workshop. The typical project is two hundred to eight hundred metres, with an office, a workshop area, dry storage and inventory control, not tractor-trailer docks.
Boat maintenance concentrates washing, paint, oils and batteries. That demands a sloped floor with a solids and grease trap, chemical storage with containment, hazardous waste collection with an authorised carrier contract and adequate ventilation. It is the part of the project most often underestimated and the one that causes most problems at inspection.
If the lot is inside or adjoins the development, the façade, signage, working hours and truck route are approved by the committee before going to Solidaridad. In addition, registered access and loading windows cut daily output by fifteen to twenty-five per cent, and it is budgeted that way from the start.
Service store with office and workshop: MXN 9,500 to 17,000 per m². A marine workshop with treated floor, traps and chemical storage pushes to the top; a simple dry store stays at the bottom. The premium over a highway-side lot comes from reduced output inside the controlled area.
A 200–800 m² store takes five to nine months: four to eight weeks of committee approval where applicable, two to four months of the Solidaridad file with Protección Civil, and the rest in execution. The CFE load increase is started early if there is a workshop or refrigeration.
We cover the soil mechanics study, architectural and structural design, an industrial slab calculated against the real racking layout, roof and envelope, electrical installation with back-up, plumbing, fire protection, offices, manoeuvring yard and site works. We file land use, licence and Protección Civil sign-off with the responsible engineer, and manage the load increase with CFE.
The budget comes out as line items with quantities and unit rates; every change is priced and signed before execution and payments go against verified progress. We hand over as-built drawings, structural and slab calculation records, and equipment manuals.
Not the square metres: the slab loading, the clear structural span, the usable height and the yard. A larger span saves columns and improves operations but makes the structure more expensive; a badly sized slab forces demolition with racking installed. So we start from the operating layout — racking, forklifts, truck flow — and size from there, not the other way round.
Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. We work with operators and investors who do not live in the area and need to follow the works remotely.
Canal walls and breakwaters: any work at the edge carries its own permit.

It depends on the permitted use of the lot and on the internal rules; in general storage and workshops sit on the periphery or in the service zone, not next to housing or the marina. We verify it with the committee before designing, because it conditions location, façade and hours.
A sloped floor with a solids and grease trap, chemical storage with containment, hazardous waste collection with an authorised carrier, ventilation and in some cases local extraction. That is what separates a project that passes inspection from one that is stopped on the first visit.
The one that allows the operation with the fewest columns within budget. In a warehouse with selective racking, spans of twenty to thirty metres are usually the balance point; beyond that, steel grows faster than the operational benefit. It is decided with the layout in hand, not from a catalogue.
Yes, and we budget them as their own line items because they weigh. Pavement with a thickness for tractor-trailers, storm drainage, lighting, a gatehouse, fencing and access are real costs that sometimes approach thirty per cent of the total and are forgotten in quick quotations.
