Steel Mezzanines and Floor Additions on Existing Buildings

Land on Quinta Avenida, in Cancún's commercial strips and in Tulum is expensive; height is often already paid for. A steel mezzanine turns double-height space into extra sales floor, storage or offices, and a light steel addition puts a new floor or rooftop on a building that could not take more concrete. We check the existing structure first, then design, fabricate and install, often while the business stays open.

2026 prices: steel mezzanine inside an existing building with composite deck (losacero) and concrete topping $5,500–$11,000 MXN/m²; light storage mezzanine with steel grating or deck $3,500–$6,500 MXN/m²; rooftop or additional floor in steel frame, shell only $8,000–$14,000 MXN/m². Finishes, stairs and installations are separate.

What We Deliver

Structural Review

We assess the existing columns, foundations and slab before designing, with test pits or scans where needed.

Composite Deck Floors

Steel beams with losacero deck and concrete topping: thin, stiff floors with fire and acoustic performance.

Storage Mezzanines

Light mezzanines with grating or deck for stock rooms, warehouses and workshops, with rated load signs.

Rooftop & Floor Additions

Light steel frames that add a floor, rooftop bar or penthouse with far less weight than concrete.

Stairs, Railings & Access

Steel stairs, guardrails and, where needed, a lift shaft or goods lift integrated with the frame.

Fast, Clean Installation

Prefabricated in our workshop and bolted on site, so the noisy, dirty work happens away from your customers.

Can my building take a mezzanine or an extra floor?

It depends on the existing columns, foundations and the original design loads, which in older buildings in the region are often undocumented. We start with a structural review: drawings if they exist, inspection, measurements and, if needed, test pits at the foundations. Often a mezzanine can be carried on its own columns with new footings, independent of the old structure. For additions on top, steel weighs a fraction of concrete, which is what makes many projects possible at all.

Permits and condominium rules

  • Mezzanines and extra floors change the built area, so they need a municipal construction licence with structural calculations and DRO.
  • Land-use limits (height, built area, density) must allow the addition; we check them before design.
  • Condominiums and plazas require the administration's approval and set working hours.
  • Protección Civil reviews exits, fire protection and load signage for commercial use.

Often yes, using a light steel frame, but only after a structural review of columns and foundations and a check of the land-use limits. Sometimes new columns and footings carry the addition independently.

Usually. Steel is prefabricated in our workshop and bolted on site, so the work inside is short and can be scheduled at night or on closing days.
