Steel Mezzanines and Floor Additions in Cancún

Commercial rents in Cancún are calculated per square metre of floor, not per cubic metre of air. Many units in downtown plazas, on Avenida Tulum and Bonampak and in the warehouses along López Portillo have 6–9 metres of free height that earns nothing. A steel mezzanine adds floor area without new land; a light steel addition adds a floor or rooftop where concrete would be too heavy.

Retail & Showrooms

Extra sales floor in double-height units downtown and on the main avenues.

Office mezzanines inside commercial buildings, with stairs and fire separation.

Restaurants

Mezzanine dining areas that add covers without changing the footprint.

Rooftop Additions

Light steel floors and rooftop bars on buildings that cannot take more concrete.

Structural Review

Assessment of existing columns and foundations, often undocumented in older Cancún buildings.

Older Cancún buildings

Many commercial buildings in central Cancún date from the 1980s and 1990s, and their drawings are lost or incomplete. Before we design, we inspect columns and foundations, measure, and open test pits if needed. Often the safest solution is a mezzanine on its own columns and footings, independent of the old structure; for rooftop additions, steel’s low weight is what makes the project feasible.

Permits and plazas

A mezzanine adds built area, so it needs a Benito Juárez construction licence with structural calculations and DRO, and the land-use limits must allow it. In plazas and malls the administration approves the project and sets working hours. Protección Civil reviews exits and fire protection for commercial use.
