Steel Frame Homes and Light Gauge Steel Villas

Light gauge steel framing builds a house from galvanized steel studs and joists instead of blocks and concrete: it is precise, light, termite-proof and much faster on site. It suits remote lots, islands, sandy soils, rooftop casitas and owners who want to move in sooner. We design it for hurricane wind and humid air, and finish it so that from the inside it feels like any premium villa.

A Recrea Construction project
2026 prices: steel frame structure with sheathing and envelope (shell) $6,000–$9,500 MXN/m²; turnkey steel frame home with mid-range finishes $14,000–$22,000 MXN/m²; premium villa finishes $22,000–$35,000 MXN/m². Foundations and site works depend on the lot.

Why Steel Framing

Faster Build

Frames are cut and pre-assembled off site; the structure of a house goes up in weeks, not months.

Termite & Mould Resistant

Galvanized steel does not rot or feed termites, a real issue for timber in the tropics.

Light Weight

A fraction of the weight of masonry: smaller foundations on sand, and possible on rooftops and weak soils.

Hurricane Engineering

Shear walls, hold-downs and roof straps designed for the site's wind loads.

Better Insulation

Insulated walls and roofs cut A/C demand compared with uninsulated block construction.

Remote Sites & Islands

Light, compact materials are easier to ship to Holbox, Cozumel, Bacalar or jungle lots.

Is steel framing right for the Caribbean?

Yes, with the right specification. The studs are galvanized, but on the coast we use heavier zinc coatings, keep steel away from ground moisture with a raised slab and sill details, and choose fixings and sheathing rated for humidity. Exterior walls get a ventilated or cement-board facade and a continuous moisture barrier. The result is a house with the look of a masonry villa, better insulation and a structure that will not crack with settlement or rot with humidity.

What owners ask us most

  • Does it feel solid? With cement board, insulation and double drywall, walls feel and sound solid; floors can be concrete.
  • Can I hang things? Yes, with blocking planned for kitchens, TVs and shelves.
  • Resale and permits? It is a recognised system; permits follow the same municipal process with structural calculations.
  • Hybrid? Many villas combine a concrete ground floor with a steel frame upper floor or rooftop casita.

Frequently Asked Questions

In 2026 the structure and envelope cost about $6,000–$9,500 MXN/m², a turnkey home with mid-range finishes $14,000–$22,000 MXN/m² and a premium villa $22,000–$35,000 MXN/m², plus foundations and site works.

Yes, when shear walls, hold-downs and roof connections are engineered for the site's wind loads. Steel frames are light, so anchorage to the foundation is the key detail, and we design it specifically.

The structure of a typical house goes up in a few weeks after fabrication; a complete home usually takes 5–8 months versus 9–14 for block and concrete, depending on finishes.

Studs are galvanized and fully enclosed in the envelope. On the coast we specify heavier zinc coatings, moisture barriers and raised details so the frame stays dry for the life of the house.
