Residencial Cumbres has houses and condos from the 1990s onwards, so renovation is a steady need: from refreshing a condo to fully rebuilding the inside of a family house. The community’s rules and neighbours shape how the work is done.

Older houses need new waterproofing on flat roofs, rewiring, new plumbing and modern kitchens and bathrooms. We survey first and give a fixed scope so there are no surprises once walls are open.
Condo owners renovate kitchens, bathrooms and floors under the building’s regulations on hours, lifts and debris. We protect common areas and finish on schedule.
Adding a bedroom, a second floor or a covered terrace is common. We check the structure, follow the community’s height and setback rules and file the Benito Juárez licence.
A full renovation in Residencial Cumbres runs at MXN 6,500 to 13,500 per m² renovated (roughly USD 355 – 735/m²); extensions are priced like new construction for the added area.
A typical house takes two to four months, a condo six weeks to three months. The administration’s approval comes first; extensions need the municipal licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
