Cancún's office market is small relative to its hotel and residential markets, and it is driven by specific tenants: tour operators and DMCs, airlines and aviation services, logistics and freight, professional services, medical and dental practices, and an increasing number of back-office and shared-service operations attracted by the airport and the labour pool. Understanding which of those you are building for changes the building.

Decide the leasing model before design. Core and shell lets tenants fit out to their own brief and is the norm for larger tenants, but it slows absorption because a small tenant cannot occupy a bare floor. Compliance and What Tenants Actually Ask

The commercial compliance layer is the part residential developers underestimate. Offices carry requirements a house does not:

  1. Parking — how many spaces come with the tenancy. In Cancún this is the first question, every time.
  2. Backup power. Outages are routine in the wet season. A building with a generator covering common areas, lifts and tenant essentials lets an operator answering calls from North America keep working, and that is worth real rent.
  3. Internet redundancy — two providers into the building by separate routes, and risers that let a tenant bring their own.
  4. Air conditioning that works and is separately metered, with capacity for the tenant's real occupancy rather than a nominal figure.
  5. Security and access control, with after-hours access for operations working other time zones.
  6. Location relative to the airport and staff transport routes — for a 200-seat back office, whether staff can reach it by public transport is decisive.

Design against that list and the building leases. Two specification notes for Cancún specifically: the salt-air specification still applies to anything exposed — 316 fixings, anodised or marine-coated aluminium, protected structural steel — and the glazing specification does double duty, cutting the cooling load that dominates operating cost and keeping the envelope intact in a storm.
