Stainless steel is the only kitchen material that takes salt air, UV, tropical rain and commercial-grade use without a maintenance programme — which is why every serious outdoor kitchen and every restaurant kitchen here is built from it. It is also the material most often specified wrong, because the word "stainless" on a quote covers two alloys that behave completely differently a hundred metres from the beach.

This guide covers the grade decision, how fabrication quality shows up years later, what outdoor and commercial stainless kitchens cost in 2026, and where stainless is the wrong answer and something else should be used instead.

304 vs 316: the Decision That Matters

Both are austenitic stainless steels. The difference is molybdenum, which 316 has and 304 does not, and which is precisely what resists chloride attack — the mechanism by which sea air pits stainless.

The surface finish also matters. A brushed No.4 finish hides use marks and is the practical choice for worktops; mirror finishes look spectacular and show every fingerprint and scratch. Bead-blasted and patterned finishes hide marks best but are harder to clean in a food environment.

"Tea staining" is not rust and it is not a failure of the steel — it is a brown surface discolouration that appears on under-specified or contaminated stainless in marine air. It comes from using 304 where 316 belonged, from carbon-steel contamination during fabrication, or from never washing the surface. Specify the grade, insist on stainless-only tooling, and rinse exterior surfaces with fresh water periodically.

Where stainless is the wrong choice. On a fully sun-exposed worktop it becomes too hot to touch in the afternoon — pair it with a granite or porcelain landing area, or shade it. As a full wall of cabinet fronts in a residential kitchen it reads cold and shows every mark; combining a stainless worktop and appliance run with hardwood or lacquered fronts usually looks better and costs less. And for a restaurant front-of-house surface, porcelain slab or granite is often the more attractive, equally durable answer.

For outdoor kitchens the combination we build most often is a 316 stainless carcass and worktop for everything structural and wet, with a granite or porcelain serving surface, hardwood or louvred aluminium door fronts for warmth, and a ventilated, drained base — all under a palapa or pergola so the equipment is shaded.

316 throughout if you are within about a kilometre of the sea or next to a salt-system pool. Further inland, a 304 body with 316 fixings and fasteners is a reasonable compromise, because fasteners pit first. Indoors, 304 is entirely adequate. The difference is molybdenum, which is what resists the chloride attack that causes pitting and tea staining.

A 3 m outdoor kitchen with a grill cut-out runs $85,000–$160,000 MXN ($4,720–$8,890 USD) in 304 with 316 fixings, or $130,000–$240,000 in full 316 for a beachfront position. A stainless worktop alone is $6,500–$14,000 MXN per linear metre in 1.5 mm sheet.

That is tea staining — surface discolouration from chloride exposure on under-specified or contaminated stainless. The usual causes are 304 used where 316 was needed, iron particles embedded during fabrication by tooling also used on mild steel, or never rinsing the surface. It can often be cleaned and passivated, but the real fix is grade and fabrication discipline.

Rarely as the whole kitchen. A stainless worktop and appliance run is excellent; a full wall of stainless fronts reads cold, shows every fingerprint, and usually costs more than a better-looking mix.
