Aluminum Windows in the Riviera Maya: Brands, Costs & Hurricane Rating

Windows are the most consequential single specification in a coastal house. They are the weakest point in the envelope during a hurricane, the largest heat gain in a climate where cooling is the dominant energy cost, and the component most likely to be quietly value-engineered down between quote and installation. A villa with excellent structure and cheap windows is a villa with an air-conditioning bill and a storm-season problem.
This guide explains what the ratings actually mean, when laminated glass is required rather than preferred, how frame finishes behave in salt air, and what windows cost installed in 2026 across the corridor from Cancún to Tulum.
Glass: Tempered, Laminated, Impact-Rated
Three terms get used interchangeably in quotes here and they are not the same thing.
- Tempered (templado): heat-treated so it breaks into small blunt granules. It is a safety requirement in many locations — doors, low glazing, glass near wet areas — but it offers no storm protection. Struck by debris, it shatters completely and the opening is lost.
- Laminated: two or more glass plies bonded to a PVB or SentryGlas interlayer. Struck by debris it cracks but stays in the frame, which keeps the building envelope closed. It also cuts UV and improves acoustics noticeably.
- Impact-rated assembly: a tested combination of laminated glass, frame and anchorage, certified to resist a missile impact followed by pressure cycling. The rating belongs to the whole assembly, not the glass alone — laminated glass in a weak frame with short anchors is not impact-rated.
For most houses we build, the sensible pattern is laminated glass on all exposed elevations plus either impact-rated assemblies or shutters on the largest openings. That keeps the envelope intact in a storm, and it is worth noting that an intact envelope is what prevents the internal pressurisation that lifts roofs. On top of that, low-E coatings and a thermal break in the frame materially cut cooling load — in this climate the solar heat gain coefficient deserves as much attention as the U-value.
Frames and Finishes in Salt Air
Aluminium is the right frame material here — it does not rot, does not feed termites and carries large glass sizes — but the finish determines its life.

Two details worth insisting on. First, stainless hardware and fasteners — 316 on the coast. Aluminium frames with plated-steel screws fail at the screws, and galvanic corrosion between dissimilar metals accelerates it. Second, thermal break on air-conditioned rooms: an unbroken aluminium frame conducts heat straight into the room and condenses on the interior face in the humid season, which is how mould appears on window reveals.

On a 250 m² villa with generous glazing, the gap between the cheapest and the well-specified option is commonly $400,000–$900,000 MXN — which is exactly why this line gets cut when a budget tightens, and exactly the wrong place to cut it.
Installation decides whether any of it works. The anchorage has to go into structural concrete or block with the specified anchor type and spacing, not into plaster. The perimeter needs a proper sealant joint over a backer rod, with a drained and vented sill so wind-driven rain that gets past the outer seal escapes outward instead of running into the wall. And the opening must be square and the frame not distorted by shimming — a racked frame never seals again.
