Puerto Aventuras is a gated marina community built from the late 1980s, with canal-front villas, golf-side homes and marina condos. Much of it is now thirty years old, and renovation here means modernising houses and condos inside a strict association, next to salt water on every side.

Canal and marina homes are surrounded by salt water, and the original specification often included ordinary steel, aluminium and early waterproofing. We survey slabs, columns, docks and seawalls, repair corrosion and replace windows, railings and fittings with marine-grade materials.
Puerto Aventuras has an association with rules on façades, works hours, access of crews and contractors, and noise near the marina. We submit the scope, register crews and vehicles at the gate and plan noisy work so that neighbours and visiting boats are not disturbed.
Marina condos often need new kitchens, bathrooms and air conditioning, coordinated with the building’s shared systems. Villas on the canals may need a dock or seawall repair, which carries its own filings; we prepare them alongside the house works.
A full renovation in Puerto Aventuras runs at MXN 8,500 to 17,000 per m² renovated (roughly USD 465 – 925/m²). Corrosion repair, marine-grade windows and dock or seawall work push towards the top.
A typical villa or condo takes three to six months. The association’s approval comes first; structural and façade changes need the Solidaridad municipal licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
