La Veleta was Tulum’s condo boom: dozens of small buildings delivered in a few years, many bought off-plan by investors. Now that they are in use, a lot of units need what the rush left out — proper waterproofing, ventilation, electrical work — and a refresh to stand out among identical apartments.

In fast-built condos we often find missing slopes on roofs and terraces, bathrooms without real extraction, electrical circuits overloaded by air conditioning and finishes applied on damp substrates. We diagnose and fix the cause, unit by unit or building-wide with the administration.
Investors in La Veleta compete with many near-identical studios and one-bedrooms. A renovation that adds a well-designed kitchen, better lighting, storage and a usable terrace changes the rating and the nightly rate more than another coat of paint.
Some streets are still unpaved and power supply can be unstable. We plan deliveries for the dry months and, where it helps, add surge protection and a small backup for essential loads such as internet and refrigeration.
A full condo renovation in La Veleta runs at MXN 7,500 to 15,000 per m² renovated (roughly USD 410 – 815/m²); defect repairs and rental upgrades are priced item by item.
A typical unit takes one to three months, planned around bookings. The condominium’s approval comes first; structural or façade changes need the Tulum licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
