Puerto Cancún’s towers and marina residences are recent, high-end and tightly managed. Renovation here is rarely about decay: it is about upgrading a developer finish to the owner’s taste, adding smart-home and comfort systems, and doing it inside one of the strictest building regimes in Cancún.

Units are often delivered with a good but generic specification. Owners replace kitchens, bathrooms, flooring and lighting, add built-in joinery and upgrade air conditioning and automation. We design to the owner’s brief and the building’s technical rules from the start.
Towers here register contractors, require liability insurance, set strict works hours and inspect the unit before and after. We provide the documents, schedule deliveries through the loading dock and keep a clean, quiet site that the management will sign off.
Large glazed façades face the marina and the sea. Inside works must protect them, and any change to glazing, railings or terraces goes through the building’s façade rules. On terraces we use coastal-grade materials and drainage that will not stain the façade below.
A high-end apartment renovation in Puerto Cancún runs at MXN 9,000 to 19,000 per m² renovated (roughly USD 490 – 1,035/m²). Premium kitchens, automation and stone finishes sit at the top.
A typical apartment takes two to four months, depending on the building’s hours and inspections. The building’s approval comes first; façade or structural changes also need the Benito Juárez licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
