Riviera Cancún, the corridor between the airport and Puerto Morelos, is lined with private beach developments built over the last two decades. Renovation here means refreshing beachfront villas and condos that face open sea, inside developments with their own rules, fifteen minutes from the airport.

Twenty years of open-sea salt show in rusted railings, failing window seals, tired roof waterproofing and corroded air-conditioning units. We replace them with marine-grade products and repair concrete before any finish, so the renovation lasts as long as the first build should have.
With dune in front and mangrove behind, there is little space around each house for scaffolding, storage or new structures. We plan logistics carefully and keep any extension within the original footprint, which avoids new environmental filings.
Access is through the development’s gate, with registered crews and set hours. We submit the scope to the administration and coordinate deliveries so neighbours and holiday guests are disturbed as little as possible.
A full renovation in Riviera Cancún runs at MXN 9,000 to 18,000 per m² renovated (roughly USD 490 – 980/m²). Marine-grade replacements and structural repair push towards the top.
A typical villa or condo takes two to five months. The development’s approval comes first; structural or façade changes also need the Benito Juárez licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.

Within the original footprint, usually yes with the development’s approval. Extending towards the dune or the mangrove triggers federal environmental rules and is rarely possible.
