Cancún’s Hotel Zone is lined with condo towers from the 1980s to the 2000s, between the sea and the Nichupté lagoon. Renovating an apartment here means working inside a tower’s rules, lifting materials many floors, and replacing what decades of salt and hurricanes have worn out.

Everything goes up and down in a shared lift or a hoist, inside hours set by the administration. We book the service lift, protect corridors, remove debris in sealed bags and plan heavy items — glazing, stone, kitchens — for the days the building allows.
The parts that fail first in these towers are sliding doors to the balcony, aluminium frames and steel railings. We replace them with coastal-grade, impact-rated systems and 316 stainless, and repair corroded balcony slabs before new flooring goes down.
Water risers, drains, air-conditioning condensers on façades and electrical feeders belong to the building. We coordinate any connection or relocation with the administration and its engineers, so the renovation does not create a problem two floors below.
A full apartment renovation in the Hotel Zone runs at MXN 8,500 to 17,500 per m² renovated (roughly USD 465 – 955/m²). Impact glazing, balcony slab repair and lift logistics push towards the top; partial scopes are priced item by item.
A typical apartment takes two to five months, depending on the building’s works hours and lift access. The administration’s approval comes first; structural or façade changes also need the Benito Juárez licence and must respect FONATUR rules.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
