Zazil-Ha and Coco Beach are full of condos a few steps from the beach, many of them run as holiday rentals. Renovation here means refreshing units for guests, fixing what salt and turnover have worn out, and working within condominium rules in a busy neighbourhood.

Rental condos lose rating as finishes tire. We renew kitchens, bathrooms, lighting and furniture zones with materials that survive constant turnover, and plan the work between bookings so the unit returns to the platforms quickly.
A few steps from the sea, condensers corrode, fittings rust and closed units grow mould. We replace equipment with coated or sealed units, improve ventilation in bathrooms and closets and use moisture-resistant finishes.
These buildings set works hours, noise limits, rules for common areas and approvals for anything touching façades or shared systems. We submit the scope, protect corridors and keep noisy work within the permitted windows.
A full condo renovation in Zazil-Ha and Coco Beach runs at MXN 8,500 to 17,000 per m² renovated (roughly USD 465 – 925/m²); a rental refresh of finishes and fittings costs considerably less and is priced item by item.
A typical unit takes one to four months, planned around bookings. The administration’s approval comes first; façade or structural changes also need the Solidaridad licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
